How to add value without dropping your price

Just a quick post today to ask: are you getting any serious interest from buyers? If not, one option is to reset your expectations and drop your asking price.

But before you do that, please consider these three ideas to improve your property and sell more effectively, without compromising on price:

1. Order new flooring for your “wet” rooms. The general rule of thumb for kitchens, utility rooms, cloakrooms and bathrooms is that they need to be “moppable” – in other words, have a hard floor. Flooring doesn’t need to be expensive but will make a huge difference to how a buyer views your home.

2. Change your old carpets. Carpets can make a house look very dated and give buyers an easy excuse to make a low offer.  Re-carpeting an average-sized house will cost c.£4,000 but will almost always be a good investment.

3. Update your soft furnishings. If your cushions, bedding, curtains and accessories look a little dated, why not treat yourself to some new ones? Small changes like this can radically improve a property and communicate how much you love your current home – and may inspire others to do the same.

Giving the buyer what they need is not just about the price – a few tweaks here and there can instantly add value and help to sell your home for more money.
