Why lots of viewings isn't always good enough

Are you still on the market? How many viewings have you had so far? Are you happy with the current level of activity?

A common mistake that many agents make is to think that selling your house is simply a numbers game: the more people they get through your front door, the better. While that’s partially true, it’s also important to understand who your viewers are, and what their position is.

If you’ve had a good number of viewings to-date and still haven’t sold, ask yourself the following questions:

1. Are you giving your viewers what they want?

What are your viewers looking for? More space or less upkeep? A quieter life or the excitement of town? Whatever it is, make sure that your home meets their key lifestyle requirements.

2. Are your viewers proceedable or are they just wasting your time?

The rise of online shopping has turned us into a nation of browsers, and property is no exception. How many of your viewers are actually ready to buy? Are their homes even on the market yet? If not, they aren’t the right buyer – no matter how much they like your house.

3. Finally, what feedback and guidance are you getting from your agent?

It’s your agent’s job to assess your viewers and weed out the timewasters and tyre-kickers. Do you feel like this is happening? What about feedback: do you have a clear idea about what viewers like and dislike about your house? If not, it might be time to think about changing agent.
